Real Estate Websites in Kenya: Listings, Viewings and M-Pesa Deposits

Mr Kiprotich builds apartment blocks in Syokimau. His latest project had 48 units. Most buyers came through brokers who took a commission on every sale, and diaspora buyers often asked for details his team had to send one PDF at a time.

He wanted buyers to find him directly, and to book viewings without twenty phone calls.

The short answer

  • A property website needs listings with prices, floor plans, photos and payment plans.
  • Let buyers book a viewing or a video tour online, and pay a booking deposit by M-Pesa or card.
  • Show trust signals: completed projects, title status, approvals and a real office address.
  • Expect roughly KSh 120,000–350,000 for a developer or agency site with listings and bookings.

What property buyers look for

  • Price and payment plan: deposit, instalments and completion date.
  • Floor plans with sizes in square metres.
  • Location on a map, with distances to schools, roads and malls.
  • Real photos and video, not just 3D renders.
  • Proof you can deliver: past projects and approvals.

Diaspora buyers

Kenyans abroad are some of the most serious property buyers, but they cannot visit. Video walk-throughs, clear documents, card payments and fast WhatsApp replies across time zones make the difference.

What happened to Mr Kiprotich

His new site lists every available unit with its floor plan, price, payment plan and a two-minute video tour. Buyers book viewings online and can secure a unit with a KSh 50,000 M-Pesa deposit.

Within six months, 19 of the remaining units sold directly through the website, seven of them to diaspora buyers, saving him broker fees on each one.

Mr Kiprotich is a composite, based on situations we see often. The numbers are typical, not a promise.
